What I'm looking for in themes.

I'm looking to purchase some nice themes for sites relating to real estate, bars/clubs, and web 2.0/social networking type.
What I need in a theme is:
1. Great design. No compromises.
2. 3 column option.
3. No excessive requirements on additional modules (makes updating more of a hassle).
4. Clean code.
5. No bugs. Works immediately. Should be active support in case of issues.
6. Polls and forum design incorporated.
I'm willing to pay for something really slick and attractive. I'd rather spend $200 on something nice, than $30 on something I'm not that excited about.

That all sounds fine, we intend to include the features you mention. Especially the Forum, Poll, choice of column layout and the SUPPORT! We are full time web developers for SME’s so offering good prompt support what we are all about, otherwise our clients would go elsewhere.
I like the idea of creating bar and nightclub themes, something we have wanted to play with for a while.
Your other suggestions sound right up our street and are what we intend to offer from the outset.
